DIL Polska Baumanagement Spółka z o. o. (LLC) is a company set up in 1997, as part of the organisation structure of the Deutsche Bank concern in Poland, operating as an independent entity since 2009
DIL Polska Baumanagement Spółka z o. o. provides services in the management of investment processes in the building sector (project management and contract engineer services), as well as engineering consultancy and real estate surveying services. The scope of the services offered by DIL Polska Baumanagement Spółka z o.o. can meet individual needs of each client: investment project feasibility studies, real estate and fixed asset valuations, coordination of all phases in the design and execution of investment projects, controlling, supervising and managing of projects, as well as complete project management on behalf of an Investor.
Over the last few years DIL Polska Baumanagement Spółka z o.o. has been involved in the preparation, supervision, execution and coordination of the building process and in putting on the market of many commercial facilities of various functions and uses, such as office buildings, shopping centres, exhibition facilities, warehouses, logistics centres, manufacturing plants, etc.
We operate all over Poland and work together with many financial institutions, such as banks, leasing companies, investment and property funds, as well as with private and institutional investors. As since many years we have been related by equity to leasing and financial companies, we view each investment project through the eyes of the owner, fully understanding the investor's expectations and needs, which fundamentally distinguishes us from other service providers in this sector.
Project Management, Quantity surveying, Investor's representative services
- Coordination of the whole process of preparation and design of newly-developed properties and refurbished facilities, from the conceptual phase to the completed investment project;
- Engineering consultancy services at each stage of investment project;
- Organisation of tenders, selection of bids for works and management of whole investment projects;
- Services in investment coordination, contract engineering, or acting on behalf of the investor in coordination, control and supervision of an investment project, as part of a contract for project management;
- Organisation of the process of execution of planned investment projects in order to assure high quality and timely project completion, coordination of schedules, financial supervision, verification and optimization of costs;
- Control of project costs (quantity surveying).
Real estate consulting including:
- Feasibility study for the planned commercial buildings (for ex. shopping malls, office buildings, etc.) as a basis for the financing decision for the investment, with due regard to risk assessment, market demand, analysis of the rent level and investment trends in the particular branch, as well as cash flow analysis for the planned investment;
- Due Diligence reports for commercial facilities;
- Advisory, preparation of analysis of investment possibilities and complete technical support of real estate transactions.
Short and Standard Real Estate Valuations:
- Valuations of build-up real estates and plots made by licensed experts in accordance with legal regulations; machinery and equipment valuations made by licensed experts in accordance with legal regulations;
- Profitability calculation, risk disclosure statements, market supply, comparison rent, investment trends;
- Consulting and complete service at buying and selling real estates.
